Thus, I approached Heart Lettings and Sales not with trepidation, but with the weary hope of a traveller seeking a steadfast harbour. From the outset, my envoy in this endeavour, the indefatigable Lillie-May Hughes, proved to be the very embodiment of their name: a heart, where others were but a circuit board.

Here was a difference not of degree, but of kind. Where there was once silence, there was now discourse; where there was confusion, there was clarity. With the resolve of a seasoned captain, Ms. Hughes steered the ship with admirable skill. The tenant was secured within the week. a swift and decisive victory in the campaign to let one’s property.

This expeditious success did, however, require a strategic retreat on the matter of rent. We conceded a little ground on the monetary front to secure the broader objective with all possible speed. It is a calculated armistice, and one trusts the ensuing peace will be long and prosperous, free from the troubles that so often besiege such arrangements.

I pen this review not merely with satisfaction, but with a sentiment rarer and more profound: gratitude. To find such diligent, human-centric service is to discover a precious commodity in these automated times. I commend Haart Lettings, and in particular, Lillie May Hughes, for their sterling efforts. I honestly don’t even know how to put into words how grateful I am for everything Hasnen has done for me. From the very beginning, he’s gone above and beyond to make this whole process as smooth as possible. I am writing to express my deep dissatisfaction with the service provided by Martins & Co Harborne in relation to the letting of my property.

Despite charging disproportionately high fees, the agency took nearly two months to secure tenants. Their primary contribution during this time was to repeatedly suggest lowering the asking price—an approach that lacked creativity, effort, and market insight. It felt as though I was being advised to give the property away.

Further compounding the issue, I received multiple emails pressuring me to sign disclaimers absolving the agency of legal responsibility, on the grounds that they were not managing my property—despite having signed Terms of Business with them. This attempt to retroactively shift liability is both unprofessional and unacceptable.

Due to their delays, I sourced tenants independently. When I informed Martins & Co that I would proceed with whichever tenant completed the process first, they responded with threats of charging 75% + VAT of the first month’s rent, claiming I was withdrawing from an offer. This is not only unreasonable but borders on coercive.

I will be escalating this matter to the Property Ombudsman and urge others to exercise caution when dealing with this agency. Transparency, professionalism, and accountability should be the foundation of any property service—qualities that were sorely lacking in my experience.

Just wanted to leave a quick review for Jon Smith, I dealt with him previously for a purchase which sadly fell through.

Jon was everything you’d want from an agent throughout, during the viewings he was knowledgeable about all aspects – the flat, the building, the competing buildings, the developer etc and when it came time to make an offer it was straight forward as the flat was fairly priced and he didn’t play any of the usual mind games.

During the sale this also continued, he was always reachable and acted as a great go between for both parties to help get things moving.

There were many unexpected issues during the property buying process but Jon remained kind and helpful which really helped to alleviate most of the stress of the situation. My application for a remortgage had been declined after months of struggling with the broker, but Jon’s recommendation for a new broker helped to get the mortgage offer in place within a matter of just two weeks. Jon also always made time to help with enquiries or issues – going above and beyond, including working after hours.

Unfortunately, We went through a traumatic experience — living with mould and damage caused by a severe water leak that their own contractors confirmed was not our fault. Despite this, deep repairs were delayed and we were left in unsafe, unhealthy conditions during tenancy period

Two weeks before serving us a notice to leave, the landlord replaced the entire flooring without cleaning after, making me and my baby live in a construction site and stay away from home for 2 days !! We cleaned for two full days after that indescribable mess as well as 3 other days before moving out — and still they are trying to keep our entire deposit. They even misrepresented the original inventory and tried to charge us for pre-existing issues and items damaged by the leak – which they totally and intentionally ignored like it didn’t happen!!-

Worst of all, We were misled and pressured, this all because they are completely following their landlords’ desires regardless how illogical they are!and without looking fairly to any other reasonable considerations!! Moreover, when you try to discuss and reach a solution, you will find no negotiation.

What was meant to be our baby’s first home became an ongoing source of stress, uncertainty, and expense. I would not recommend Davidson Estates to any young family or anyone looking for a safe and respectful tenancy experience.

I paid a £2,500 reservation fee for a commercial unit in May, but the contract pack wasn’t provided until November — and by March, key documents were still missing. Communication was poor throughout, and when I raised structural concerns and asked to negotiate, the seller showed no flexibility. I eventually withdrew, having lost time and money. The agent ignored my formal complaint entirely and refused to refund any of the reservation fee, despite delays being outside my control. I would advise other buyers to be very cautious — this process was unfair, unbalanced, and handled with little regard for basic standards of service.

TLDR: These landlords are trying to deduct an extortionate amount of money on cleaning charges and are trying their luck charging us with issues pre-existing to the house before we moved in

I don’t ordinarily leave reviews on anything, but the way Property Solutions handled our end of tenancy I really feel like I have to. They’ve deducted £315 off our deposit for professional cleaning and gardening services because they claimed we didn’t clean the house to a high enough standard. This is despite the fact that it’s borderline illegal to force your tenants to pay for that. The only remaining jobs for both cleaning and gardening they listed on their move out inspection was another pass on the oven (which we did clean on moveout and was pretty filthy in the first place when we moved in), we forgot to wipe down the top of the washing machine, I forgot to vacuum under my bed and we didn’t weed the garden enough to their standards (pictured below is the garden on move in and move out. They’re charging us over a £100 for THAT). This is despite the fact that me and my flatmates spent three entire days cleaning the house top-to-bottom and that arguably it was in a much better state than when we moved in. As just the tip of the iceberg to the amount of issues in that house, when I when first stepped into it the damp was so severe that it set off my 3-year dormant asthma and I had to get out of there ASAP and wait half an hour for my lungs to calm down.

ALSO also, they tried to deduct more of our deposit to charge us for pre-existing issues with the house. These include the lack of a recycling bin (despite the fact we texted them in the first few days of our tenancy telling them that we never received one), gum stains on my bedroom floor carpet that are clearly visible in all the move-in videos we took literally first thing on getting into the house, and mould issues they are clearly not new and again are present in all the move-in videos we took. Thankfully they waived most of these, but on the few they didn’t when we asked them to itemise their costs and provide picture evidence that they fixed what they said they would they flat out refused. They also refused to do the same thing for the cleaning and gardening bills. I don’t think that’s strictly verboten, but it just feels scammy.

We’ve had to concede defeat because none of our complaints were going anywhere, and the whole process has been so demoralising. They get two stars because they did replace our washing machine when it sounded like it was going to explode and they got us a dryer (although bear in mind they didn’t get the last tenants one, so by the looks of it they spent a good chunk of their tenancy hanging their clothes to dry, sometimes indoors in the already damp riddled living room. That’s what they were doing when we did the viewing last January anyway). I hate leaving complaints about stuff but I honestly feel like I have no choice in this instance. (PS included photos below to prove the house looked fine when we moved out lol)

Property Solutions were great! I love the Whatsapp group we had as it made it very easy to report concerns and keep links for the maintenance. They also updated us with information about helping around the house, how to work the boiler, when people were coming to visit and when our maintenance requests would be completed. Maintenance was always done very quickly and had no issues with any of the team! Deposit was secured away and got full deposit back!

Sign with these clowns if you want to be drained of all your money. Actively taking weeks and weeks to return deposits, charging absolutely absurd prices for replacement keys, and not giving a rat’s fart about tenants. Their emergency number? Don’t bother calling. Unreachable after 5PM. On the night of the 29th of June – hours before I was scheduled to move out – they came into my house and locked my room. Wouldn’t have been an issue at all if they had given me an actual key to my room when I moved in. Lost 12.5 hours of sleep and packing and was not able to access my anemia medication in my room. Also lost a ton of money when I was forced to reschedule movers as they came wayyyy after opening hours. They are actively refusing to compensate me for the fees I was charged and for compromising my health and safety by twisting their words and going completely off narrative. Keep feeding your clients lie after lie, Property Solutions! You all are such lovely people. Do not trust them. Do not read the positive reviews. They do not care about you after you’ve signed.

As a property management service, they completely failed to maintain the property and never fixed a single issue.

Unacceptable wait times for something as critical as a front door lock, and when I requested a replacement key for the post box, they forced the lock, broke it and never replaced it. The solution for collecting the meter readings was completely inadequate, as they are located in a shop Property Solutions has no access to. Communication on WhatsApp was also poor, with messages sometimes flat out ignored.

Only positive was that almost the whole deposit was returned, with the only hassle being they request final bill statements (which is not necessary under the DPS).

Jeewan was very friendly, easy to communicate with and efficient. Knew what he was doing and was able to answer every question I had.

Fantastic service provided by property solutions, couldn’t recommend you enough. Riz was amazing throughout the whole process,
