TLDR: These landlords are trying to deduct an extortionate amount of money on cleaning charges and are trying their luck charging us with issues pre-existing to the house before we moved in I don't ordinarily leave reviews on anything, but the way Property Solutions handled our end of tenancy I really feel like I have to. They've deducted £315 off our deposit for professional cleaning and gardening services because they claimed we didn't clean the house to a high enough standard. This is despite the fact that it's borderline illegal to force your tenants to pay for that. The only remaining jobs for both cleaning and gardening they listed on their move out inspection was another pass on the oven (which we did clean on moveout and was pretty filthy in the first place when we moved in), we forgot to wipe down the top of the washing machine, I forgot to vacuum under my bed and we didn't weed the garden enough to their standards (pictured below is the garden on move in and move out. They're charging us over a £100 for THAT). This is despite the fact that me and my flatmates spent three entire days cleaning the house top-to-bottom and that arguably it was in a much better state than when we moved in. As just the tip of the iceberg to the amount of issues in that house, when I when first stepped into it the damp was so severe that it set off my 3-year dormant asthma and I had to get out of there ASAP and wait half an hour for my lungs to calm down. ALSO also, they tried to deduct more of our deposit to charge us for pre-existing issues with the house. These include the lack of a recycling bin (despite the fact we texted them in the first few days of our tenancy telling them that we never received one), gum stains on my bedroom floor carpet that are clearly visible in all the move-in videos we took literally first thing on getting into the house, and mould issues they are clearly not new and again are present in all the move-in videos we took. Thankfully they waived most of these, but on the few they didn't when we asked them to itemise their costs and provide picture evidence that they fixed what they said they would they flat out refused. They also refused to do the same thing for the cleaning and gardening bills. I don't think that's strictly verboten, but it just feels scammy. We've had to concede defeat because none of our complaints were going anywhere, and the whole process has been so demoralising. They get two stars because they did replace our washing machine when it sounded like it was going to explode and they got us a dryer (although bear in mind they didn't get the last tenants one, so by the looks of it they spent a good chunk of their tenancy hanging their clothes to dry, sometimes indoors in the already damp riddled living room. That's what they were doing when we did the viewing last January anyway). I hate leaving complaints about stuff but I honestly feel like I have no choice in this instance. (PS included photos below to prove the house looked fine when we moved out lol)

Property Solutions were great! I love the Whatsapp group we had as it made it very easy to report concerns and keep links for the maintenance. They also updated us with information about helping around the house, how to work the boiler, when people were coming to visit and when our maintenance requests would be completed. Maintenance was always done very quickly and had no issues with any of the team! Deposit was secured away and got full deposit back!

Sign with these clowns if you want to be drained of all your money. Actively taking weeks and weeks to return deposits, charging absolutely absurd prices for replacement keys, and not giving a rat's fart about tenants. Their emergency number? Don't bother calling. Unreachable after 5PM. On the night of the 29th of June - hours before I was scheduled to move out - they came into my house and locked my room. Wouldn't have been an issue at all if they had given me an actual key to my room when I moved in. Lost 12.5 hours of sleep and packing and was not able to access my anemia medication in my room. Also lost a ton of money when I was forced to reschedule movers as they came wayyyy after opening hours. They are actively refusing to compensate me for the fees I was charged and for compromising my health and safety by twisting their words and going completely off narrative. Keep feeding your clients lie after lie, Property Solutions! You all are such lovely people. Do not trust them. Do not read the positive reviews. They do not care about you after you've signed.

As a property management service, they completely failed to maintain the property and never fixed a single issue. Unacceptable wait times for something as critical as a front door lock, and when I requested a replacement key for the post box, they forced the lock, broke it and never replaced it. The solution for collecting the meter readings was completely inadequate, as they are located in a shop Property Solutions has no access to. Communication on WhatsApp was also poor, with messages sometimes flat out ignored. Only positive was that almost the whole deposit was returned, with the only hassle being they request final bill statements (which is not necessary under the DPS).
