Great location, great place to stay and has a good vibe – the quality of the breakfast could do with some improvements.
Staff are friendly and helpful. Staffing the breakfast morning would help.it appeared that the the mornings were understaffed both those serving and prepping as well as those providing waiter services.
I would still visit the hotel again as my overall experience is as great

Lovely stay at the Leonardo Royal. I was really happy with the level of service, the rooms were clean and very comfortable. I had a great nights sleep. No problems with getting breakfast in the morning.
Only a couple of things to note, on busy days the lifts are painfully slow even though there are three of them, it could do with more as there are 16 floors – or better to stay on a lower floor to take stairs.
Also the location is a little bit aways from the train station. However there are local bus routes, or could use an uber as i did and it doesn’t cost too much.
All in all, still a fantastic stay- i would definitely stay here again!

I had a good stay here when I last visited a couple of years ago. (Can’t remember exact date and options go no further back than Sep ‘24). I didn’t bother mentioning anything at the time but just looking through reviews now as considering staying again soon, the coffee situation came up by one of your guests, and I agree! I had to wait a good 10 minutes to be served. It seemed there weren’t enough staff. But my main gripe was that they didn’t have the facility to make an oat milk cappuccino. I ended up with a normal black coffee with warmed oat milk on the side. It wasn’t the same of course and actually left it as the coffee without the milk was cold, tepid at best, actually tasteless, when served. For such high standards in other areas, why don’t they have a machine that makes oat milk cappuccinos?! Surely that’s just a basic requirement, especially in this day and age with coffee being a big deal for most. ||So my question is: does this hotel cater ‘properly’ for non dairy guests yet? If I book again, will I be served a delicious, steaming hot, oat milk cappuccino, or a luke warm liquid representing some kind of coffee taste? It really IS a big deal.

Very satisfied with our one night stay. Staff were friendly and helpful. Room was spotless and the bed very comfortable. Breakfast was great too. We were able to leave luggage whilst we explored after checking out. The location was perfect for restaurants and beautiful canal walks.

I had breakfast here yesterday and was genuinely impressed. The food was absolutely delicious, and despite how busy the restaurant was, the service remained excellent throughout. The whole place seemed very well organised — even though it was packed, it never felt chaotic or overwhelming.||||The customer service was outstanding, with every staff member on the floor being friendly and attentive. A special mention to Evo, who was an exceptional host. He welcomed us warmly, clearly explained how the breakfast service worked, and made sure we were comfortable and enjoying our meal.||||Highly recommended — I’ll definitely be back!

Arrived for an all day Conference. Reception staff unfriendly. Headed to the room, at entrance to suite of rooms we bumped into a colleague so were just catching up while a small man in a suit was sat behind a desk. He started saying very loudly and passive aggressively Hello Hello. I said we are here for our all day event and he told us the room number. No smile, no friendliness. Through the day he was in the room for various issues the organiser had. Face like thunder every time. Started to think it was all staff until we went down for lunch and the restaurant staff were lovely. I work for large corporate company and even the organiser said how unfriendly the staff mentioned were. In my younger years i worked in hotels for years, i was shocked at the so called Customer Service. Think the staff mentioned need retraining they definitely aren’t meant for customer facing roles!!

Hotel Holloway offers a unique lodging experience with a focus on modern design and convenient self-service. The communication with the hosts prior to and during the stay was consistently prompt and helpful, a real asset for travelers. It’s a great option for those who prefer a streamlined, independent stay, appreciating straightforward arrangements and a focus on essentials.
While not a traditional hotel with a front desk, the reliance on WhatsApp for guest interaction demonstrates a commitment to accessibility. The rooms themselves prioritize style and efficiency, providing a clean and comfortable base for exploring the surrounding area. Consider the lack of on-site amenities if that is a necessity for you.

When arriving at the hotel I was thoroughly impressed, the decor is fabulous and the communication with the host before arriving was exceptional. The issue lay when it was time to use the rooms purpose, to sleep. As someone who needs sensory deprivation to be able to switch off, like many people. This was not an option here. Inside the room there is a bright green ceiling light which projects to the room and the blinds do not keep out the exterior light from the street with no curtains. Additionally there is an extractor fan in the bathroom which is loud and consistent with no disabling feature. i made do where I could by storing towels at the gap at the bottom of the door which allowed the hallway light in and bottom of the blinds with aim to block the light however with all these issues it was no use to make the situation any better. I contacted the host to be made aware if it was my mistake and I missed a button. I appreciated that it was early hours of the morning but WhatsApp states they are available 24/7 and hoped I would be contacted when the host started their day however I began to get agitated when my messages were being read within minutes and ignored. The room is not fit for purpose and I am very disappointed with my experience, I had a total of around 2 hours sleep.
Other customers have also had the same complaints so I wonder why none have been addressed. Even a complimentary eye mask and ear plugs would have done the job, if I was made aware I’d have brought my own. Would never recommend

The hotels customer service was exceptional. I messaged them on whatsapp with questions regarding my stay they all answered promptly and even gave us an early check in- complimentary. They were contactable from whatsapp throughout the whole stay and replied promptly. The rooms were decorated well, had a smart TV and were clean. The price is reasonable and they have secure on site parking which is easily accessible. A great place to stay, in the city centre. Highly recommended.

Lovely room, clean and bright. Was also very quiet.
Although an unmanned hotel, communication from the staff was excellent. From check-in to check-out and any questions I had were answered swiftly.
Location was great, right in the heart of the centre of Birmingham, with around a 5 min walk to the Bullring, shops, bars and restaurants.
Would highly recommend, and would be the first place I look for when we come back.

I had a fantastic stay at this hotel. It was spotlessly clean, comfortable, and excellent value for money. I requested a special room setup for a celebration, and the team truly went above and beyond. The room was beautifully decorated with balloons and elegant, luxurious touches. It looked amazing and made the occasion feel really special.
The staff were incredibly friendly, responsive, and helpful throughout the stay. The location is brilliant – very walkable, just 10 minutes from the station and Bullring, and only 5 minutes from the Mailbox. On-site parking was also super convenient.
I highly recommend this hotel and would definitely stay again.

One has to know that this hotel sits on top of a petrol station, with rooms overlooking a burger shop. It is unmanned, but when we had trouble getting into the room with the code provided they immediately showed up after a call and swiftly sorted it out. Our room was small but well presented, well beyond what we expected after seeing the exterior. Similarly, the bathroom was nice and modern. There were some minor inconveniences, but nothing to disturb our stay. We encountered the same issue with the beaming fire light mentioned by others, but we resolved it with a band-aid plaster. A desk and some softer pillows would have been a nice addition. There is wheelchair access.

The rooms are well presented and comfortable. You do get a lot for your money and the location is good.
Unfortunately we’ve had a poor experience due to the level of noise from other guests, started at 11pm and went on until at least 1am when we decided to get in the car and leave.
We’ve been offered a discounted rate next time, but I do worry about the level of sound proofing between the rooms. You can hear the TV in the adjoining rooms via the amount of bass which comes through.
Bringing some earplugs is a must.

The location is incredibly convenient for exploring the city, putting many attractions within easy reach. The staff demonstrate a commitment to customer service, which is always appreciated.

We stayed here recently to visit some tourist attractions in the city. Small car park on site with reasonable prices. Really pleasant staff all the way through our stay. Clean and tidy rooms with the odd tired bit that could do with fixing. But overall a fantastic hotel. Worth noting there is no air con only fans. But overall a lovely stay and great location near so much in the city.

We stayed at this location as we had travelled 4 hours to see the Monster Jam event. Fair to say we will not be returning, Premier Inn is always my go to choice as I’m always happy wherever I have been. This one is rubbish. It’s old and outdated, the room was terrible, tried to open the window….handle fell off. Desk/table edges were damaged/lifting/peeling. Dirty towel in the bathroom, and the single bed sheets had a stain of god knows what. Breakfast was a shambles really in terms of the efficency and the availability and restaurant cleanliness.

Two visits, both warmly received — each offering a fresh and slightly different vibe.
A place to break cycles, soften thought patterns, and share space with pleasant strangers — some keeping to themselves, others exchanging a light word while preparing breakfast or lending a hand.
Both experiences were positive, each in its own tone.
I would return if needed, and I recommend it to others.
The organisation is thoughtful, with labelled personal kitchen items (though not essential in my case, labels are provided at the reception).
Guidance is clear: breakfast served 07:00–11:00 (as of 27/08/25, subject to change).
Overall — relaxed, peaceful, and well-held.

A decent hotel in a convenient location within Birmingham. The rooms are comfortable and the staff are friendly and helpful. Unfortunately my experience was made uncomfortable when less than 24 hours before checking in the hotel contacted me to say my room was no longer available as they had overbooked. This was incredibly frustrating as I had made my reservation over four and a half months previously, paying an inflated price due to events that were being hosted in the city. Thankfully one of the staff members was able to help me and check me into an upgraded room that had become available. This still made the experience unpleasant and added unnecessary stress to the start of my trip.

A place feels like home. The stay was indeed memorable. The rooms are nice but the architecture is old (although it’s great if you are looking for old British heritage). Bus service is at the doorstep. It’s in the midway of the city centre and Universities (such as UCB and UoB).

It’s a nice clean place but kind of hostel where you have to update your timings when you come and go and you can’t get anyone there, you can’t smoke or drink, if you’re a girl you’re not allowed to where shorts in common areas like dining room and kitchen. But there’s a plus point, once in a week your room is cleaned. Also if you don’t was your utensils for more than 4days then it would be thrown out without your consent. There’s domo pizza just outside the door of YMCA and Tesco is roughly 2mins walk, Morrisons is 20mins walk and 2 stops aways by bus.

I stayed there for 1 year, I’ve only recently moved on to my own flat. The rooms are clean with a bed, wardrobe and chest of drawers for all of your belongings. Meals are provided twice daily, breakfast is bacon, sausage, beans ect or a continental type and evening meals are varied with pudding and of a good standard . The staff are friendly, helpful and do not judge anyone. They also provide a support worker who will help as little or as much you want, obviously all people are different and some require more help than others. Stay Inns presents itself as a budget-friendly option for travelers seeking a basic and convenient lodging experience. Their location is generally reported to be close to key transport links, making it easy to explore the surrounding area. The booking process appears straightforward, and the promise of affordable rates is often appealing to those watching their spending.
However, be aware that recent reports suggest a significant lack of reliability regarding bookings. It is crucial to confirm your reservation directly with the establishment and double-check the details to avoid unexpected cancellations. Customer service, when accessible, appears inconsistent based on feedback; clear communication is essential.

Booked this stay over a year ago. To then wake up to an email sent at 12.42am saying they can’t host us at the accommodation. With no reason why and an automated email so wasn’t even sincere. The email was sent incorrectly first of all with the wrong date on it, to then get a second email with the correct date on it. Still no reason why they were cancelling
I saw this 2 hours before I’m due to travel to Birmingham with no accommodation to go to.
Rung booking.com and they were so helpful, and apologised on behalf of the hotel. And helped us find other accommodation.
Yet looking on booking.com they have the same room I booked a year ago, back up again and it’s now considerably more expensive.
Absolutely disgusted with how they were able to do this to someone on the day of travel.
And now I have to fight to get my money back.
Will never even look at this place to even contemplate staying.

Although missing some of the basics, such as a lock or even a handle on the bathroom door, curtains that actually fit the beautiful window, and a wardrobe that doesn’t lean on you everytime you open it, it was okay. Very run down rooms. And currently undergoing renovations. But the staff, esp the 2 gentlemen on the front were great. No job was too big or small. Huge car park (free) and rooms were a decent size. Furniture requires upgrading, but room contained fridge, microwave and kettle! Handy location too.

It’s the worst hotel in the world. I found bed bugs, damp on the walls the carpet had damp marks on them it was not nice at all I had to stay up the whole night cause it was so dirty and as soon it hit day light I was out. I would not recommend it to friends or family. Everyone who reads this don’t waste your money on something like this it’s not worth your money. I have taken photos of the room I got its really bad I will try putting them up. This place needs to be shut down you can’t give someone with a 18month old baby a bed with bed bugs and all that it’s just not right. The staff Are friendly but it’s a shame on the rooms.

Terrible is being kind. This is not actually a hotel. It’s a doss house/half way house for the homeless and needy. Must of been 20 baby buggies lined up in a in reception room. Run down and in a very poor state. Was upgraded to ‘The Norfolk’ down the road. This looked ok from the frontage but still very disappointed with the room. 2 bathrooms in in triple room but one was still under construction. Full of plasterwork dust. Bed pillows like paving stones. Never ever again.

If your looking for a night in somewhere different and adventurous….well you found your place!!!! This exquisite suite features highly anticipated repulsive carpets which come with stained sheets and damp walls just for comfort not like many places this intriguing suite offers some of the best hygiene standards on the market today for instance you would find bugs around your bed with an exotic fragrance that is literally to die for….remember literally to die for! In the end I got my money back and walked it to Clarion collection and enjoyed the rest of my day

Well, where do I start? I guess it’s true when they say you get what you pay for – this hotel was £20 each for 6 of us!||||It was absolutely awful. From the outside the building looked it was falling down and there were old, disgusting, disused beds and mattresses outside.||||Once inside there were 20 or so buggies in the reception area. It looked more like a Mother’s meeting than a hotel. We were met by an abrupt guy who told us we were staying at the Norfolk Hotel down the road – much to our relief. We did wonder as a group if they they had more rodents than guests there! ||||Please do not visit or ensure you get a jab and life insurance first!

0 Stars this place really should not be allowed for anyone and the Birmingham council have the nerve to put my children and babies in this dump think again this place is utter disgrace and shameful the should be close to||And put in prison as they out family health as high risk. This is unacceptable and further action will be taking place for the people who come Aross this place report it and put it on public view thank you for nothing and trying to put my 9 month year old son with breathing problems in danger and my daughter with eczema. It mole all over the sealing, very nasty dead smell as if some is die in the room.

I usually stay at the Norfolk hotel. Hoever it was full last night and managed to find a small hotel further up the road. I made the booking via Laterooms and the room only cost me £22. The hotel was fine for a 1 night stay. I booked a single room, but was given a double room by the reecption staff.||The Hotel is more of a bed and breakfast than an actual hotel. The room was basic, but had all the things i needed, including a fridge and microwave!||I cant really complain about the hotel, and if my regular hotel is full again i will most likely be booking here again.
